1. Plan Thought Not to Require Approval
PBC-08-02 #863 Washington Street
The Board met with Mr. (Tom) Hunnewell to discuss this plan which would divide the property into two lots to facilitate transfer of the house and lot to a family trust. It was learned that there was a land division made in 1991 which was not reflected on the plan. It was agreed that this plan would be withdrawn and a revised plan submitted showing the line from the 1991 plan. No new fee will be required for the corrected plan which is expected to be considered at the Planning Board meeting on June 16th.
2. At approximately 7:45 p.m. the Planning Board met in the Juliani Room with the Board of Selectmen to fill the vacant Associate Member position.
Present for the Board of Selectmen: Chairman Dugan, Ms. Babson, Mrs. Searle……… ……………………………..………………..….………………….. Mr. Connolly, Mr. Larsen.
Mr. Dugan called the Joint Meeting to order and took nominations for Chair. The Joint Meeting moved, seconded and voted unanimously to elect Mr. Dugan as Chair and Mr. Chan as Secretary.
Mr. Chan explained the duties of Associate Member. He indicated that after an interview process the Planning Board recommends Stephanie Wasser for this position. He described her qualifications, past Wellesley Town Government experience and her current employment as New England Executive Director of the Urban Land Institute.
After a brief discussion the joint board moved, seconded and voted unanimously to appoint Stephanie Wasser to the vacant Planning Board Associate Member position (a two-year term).
The joint meeting was dissolved.
The Planning Board returned to its offices on the lower level to complete its agenda.
3. Zoning Board of Appeals Cases for Review
The Planning Board reviewed and offered comment on the cases coming before the Zoning Board of Appeals hearing on June 12, 2008, as follows:

The Planning Board had no objection to the granting of this request. The proposed addition does not further decrease the right yard setback. Mass, bulk and scale do not appear to be issues and are in keeping with the design of the house. The lot coverage is within the 25% maximum allowed.

The Planning Board had no objection to the granting of this request on the same terms and conditions as are currently in effect assuming there has been no change in circumstances since the time of the last review.

The Planning Board was uncomfortable with the application and expressed concern that the proposed project seems inconsistent with the needs stated by the applicant.
The Board commented that if the Zoning Board of Appeals is inclined to favorably consider the request it is suggested that the decision be conditioned that the use of the garage building be limited to storage purposes.

The Planning Board opposed the granting of this request. It appears several other units could similarly add on which would reduce the open space in this complex. It is felt that the granting of this request would set a detrimental precedent.

The Planning Board had no objection to the granting of this request, however, since the proposed structure exceeds the trigger for Large House Review in this zoning district, it is felt that the essential components of the Large House Review, including a drainage review by DPW should be followed.
